Can a homeowner apply without a surveyor?

Some FEMA requests can be initiated by a property owner, but the supporting elevation information often requires professional certification. A surveyor can determine whether the site appears eligible before significant time is spent assembling an application that may not fit the property’s conditions.

Does a LOMA lower flood insurance premiums?

It may remove a mandatory insurance requirement, which can change the owner’s insurance options. It does not automatically mean insurance should be canceled or that a policy will have a particular price. Coverage, risk tolerance, lender requirements, and available policy terms should all be considered separately.

What if only part of the lot is above the base flood elevation?

FEMA may be able to consider a request for a specific portion of land or for the structure itself, depending on the facts and documentation. Requesting removal for the entire parcel when only a portion qualifies can create complications. The proposed amendment area should match the surveyed conditions and the property’s legal boundaries.

Is a LOMA useful during a sale or refinance?

It can be. Buyers, lenders, title professionals, and insurers often need clarity when a mapped flood zone affects a transaction. Addressing the question early can reduce uncertainty before closing, although FEMA review should not be assumed to fit a fixed closing deadline.
